House Rules

Seven rooms, shared walls, good neighbors on every side. A few simple rules keep the house calm for everyone.

Arriving and leaving

• Check-in is from 4:00 PM; check-out is by 11:00 AM. Early check-in and late check-out are available as add-ons, subject to availability.
• Your key arrives on your phone before your stay. It’s yours alone; please don’t share it.
• There’s no front desk. Text us anytime at (202) 417-6720 and a real person will answer.

In the house

• Only registered guests may stay in or visit the rooms.
• No parties, gatherings or events of any kind.
• Quiet hours are 10:00 PM to 8:00 AM. Our neighbors are rowhouse neighbors.
• Smoke-free throughout, including vaping and cannabis. Smoking inside carries a $500 cleaning fee.

Dogs

• Dogs up to 20 lbs are welcome, one per room, arranged at booking: $40 per night plus tax.
• Please don’t leave your dog alone in the room in a way that could cause noise or damage.
• Service animals are always welcome at no charge.

Housekeeping

• Hang “Gone quiet” on your door for privacy, or “Ready for a refresh” when you’d like the room tidied.
• Spot something that isn’t right when you arrive? Text us a photo and we’ll sort it, and it won’t be counted against your stay.

Left something behind?

We hold found items for 30 days and can ship them to you at your cost.
